I find it more helpful to track on my total cash into the deal (inclusive of furniture, amenities, etc), so cash on cash and monthly net cash flow are the two metrics I find are most informative when I'm looking at a purchase. 

I would tell anyone looking to invest out there that the area is definitely down for most product types (by product types I mean sizes of cabins) but the metrics are still very strong.

Only by reviewing past buy/walk decisions and market decisions will I be able to hone my chops for future decisions.

So if you are going to be a host that outperforms your competitors and want to get fabulous reviews, there isn’t complete down time if you are self managing at the highest level.

Just to support a previous comment, please run your own numbers for your ROI, CoC, or whatever other metric you are aiming for.specially if they tell you they will guarantee any specific return (read the fine print, this wont happen if they have no money to pay you). 

Doing it that way also allows you to get a general idea of how much income is needed to at least be close to breaking even. obviously being close to the break even line is not where anyone wants to be but it is interesting and useful metric.

All a real estate attorney is going to do is review the purchase and sale contract and protect your interests.
