Most get bid up too close to full retail to be worth the risk but every week I see one or two properties go at a bargain. 

Multifamily is tough to come by and you have to pay retail normally. 

It has been a while since I was dealing with retail leases, but let's assume roof is replaced during your tenancy.  

I think the saving grace here was that I didn't buy retail but rather bought below market from a distressed seller.Best of luck with your investments.

All of the suggestions already posted can work to get retail buyers and sellers, but if you're looking for investors they can be less effective.

You should think about Commercial real estate over the long term, Commercial leasing can be profitable especially industrial spaces and retail in the correct lication!
