The other posters have mentioned some great locations, so I'll just stick to Aurora and tell you more about it.What I love about Aurora is the number of hospitals, restaurant scene, and proximity to the airport, and jobs (easy access to downtown and DTC). 

You got to have one or the other, otherwise it's like saying you want to open a restaurant, but don't have the time nor money to do so.

Why do you mentally shut this door? 

One by the county for unpaid sewage, bankruptcy, and the city was shutting off his electricity and boarding the place up because he inherited the house a year ago when his mother passed and never started probate.

I shut it down and form another LLC. 

The single-family and multi-family homes are at a lower price point than most other neighborhoods in the city while still being a safe and nice place to live.Pleasant Ridge and surrounding zip codesHighly desirable area to live in for all age groups with plenty of bars/restaurants nearby.

I work in restaurants operations management and would eventually like to get out of the industry. 

If it’s too expensive to separate out the heating costs with the furnace see if you can shut off the second unit and install a separate heating system.

A prospective tenant views the apt with me, and I tell them "What you see is what you get, aside from a good cleaning, if you were to move in here, this is how you would get the apartment" .....then they move in and it's "what about this little paint blemish on the wall, what about that 1 cracked floor tile in the kitchen" ......I shut it right down.

Someone meet with tenant to turn over keys, go over emergency shut off locations, features of the house, etc.
