No matter how 'hard' it may be to collect a physical check from a tenant, I'll never use one of these online services again for one simple reason ACH transactions are VERY simple for a tenant to have their bank reverse - leaving you holding the bag.

Can the land lord file vandalism charges for two bags of trash in the kitchen, and scribbling on the wall, and demand $100 cash to be paid in 3 days, or tenant be evicted?

It states on the bag that it is mortar mix. 

Turnkey can be a mixed bag, so you need to vet your providers really thoroughly.

@Ted Klein  Ya the service, companion animal thing is a total bag of issues for landlords., So look at some posts to figure that out for yourself,, It's much to much involved for me to reply on that, when it's been covered in posts before that are good. 

Multiple scenarios that I UW differently:1) For me and my 3 markets it depends as some homes I put in all new CapEx before I moved a new tenant in and I go 5% maintenance and 8% vacancy.2) If its a mixed bag of CapEx useful life (e.g. roof/HVAC have 5+ years) I do 5% maintenance and 5% capex on top of 8% vacancy.3) I have a PM who does 8% PM fees and finds 18 month leases, so sometimes the 8% vacancy is put down to 5%.But with any assumption, these are arbitrary and you dont want to push the needle one way too far to talk yourself out of an investment OR into a bad one...just make sure you set your expectations by talking with the locals and don't fudge them once a lead rolls around just to take down a deal.

If you continue forward with this process and the appraiser lets this potential structural issue out of the bag you may not get a loan for this property with out it being fixed.

Think - Hazmat suits, work site containment and lots of white plastic bags.
