I know you’re looking for specific answers and ideas to your issue here but 1) that is the my point; compared to someone or some company which manages multiple and multiple properties and multiple and multiple Tenants and sees multiple and multiple issues EVERYDAY… by comparison this renders you ‘unqualified’ ; 2) I would like to offer you some useful and actionable advice but there is just not enough information in your post to do so such as what lease violations?

Al,We do not share revenue per se, as our deal with the cleaning folks is in the form of credits {from 10 - 20% depending upon the volume of services rendered to our tenants}, which we use to cover some of our turnover cleaning costs.While not as successful as we had both envisioned for uptake on the weekly cleaning service, it has proven mutually beneficial for cleaning on move out.

What attorneys charge varies so you have to check around.Sure you can call on the phone and might squeeze 5 or 10 minutes from a call but they are not going to render a legal opinion or course of action without reviewing the documents.Why can't you just terminate the contract??

Litigation oftentimes will exceed the cost of the dispute itself, rendering contract clauses to be barely worth the cost of the paper they're printed on.So the best way to protect yourself (or for your assignee to protect themselves) is to build in checks and balances and accountability up front, and that's precisely why I encourage people to consider using servicing (aka "escrow") to handle payments and ensure that the mortgage/taxes/insurance are being paid.Thoughts, @Brian Gibbons?
