DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth. 

Way to enter real estate investing.

Your question of "does the product exist" is a yes, but the better question might be "will the property cash flow at a 1.0X or better at 15% might be the more appropriate question. 

my question is, is it more worthwhile to get another tenant in MY unit and i go out and buy a house/ condo for myself which i would have to pay mortgage on but would be subsidized by new cashflow from 4plex.

Slow and steady still wins the race, and leverage is a double edged sword that can get you in real trouble if you don't respect it.

Any advice or recommendations for funding, mentoring, partners, real estate brokers or attorneys would be most appreciated.
