By the time we have a signed lease and payment, we have pretty much thinned the herd to only the choice applicants.

A lot of the flexicore style buildings in the Chicago metro area have this setup, and many of them have radiant heat throughout the building.

I first bought in the area to escape the competitiveness of the market I was in and seeing as real estate investors typically follow the herd mentality I wanted to be the first one out to pasture. 

There is no HVAC either (just window AC and radiant heat (gas), and I'd like each unit to have minisplits at least (at least at some point).

If you want to get really into the weeds of building science, you can look at adding a radiant barrier in addition to the normal ice/water to help reflect some of the UV heat, but that's not strictly necessary.Check out Matt Risinger's "Build Show" on YouTube.

Constant news and updates about specific companies may lead to herd behavior, where investors make decisions based on headlines.

I've herd of it before on the BP podcast but haven't researched it much.

Do you have kids that you plan on passing these down to someday, seems like it would be like herding cats at that # especially on the lower end properties?
