Hi @Christopher Winkler since it is a performing note, it should be priced at target annualized return.

I also make sure we're above our minimum reserve target, which is roughly $1-2k per unit.Call me simple but the bank account doesn't lie.

If the returns are so good I would assume they could target higher net worth individuals, and the fact that they cobble together a bunch of beginners $50k investments is a red flag for me.3.

Your reinvestment target will drop by the amount of cash that you take. 

I wouldn't target Austin goers since they have a surplus of similar things but Dallas is lacking alot.
