Many people will leave the industry this year voluntarily as too many people chase too few deals and the deals become increasingly difficult to originate. 

In all honesty, I have mostly settled for less if certain criteria are met ... 1)  units are under rented due to long term ownership not wanting to stir the pot, and 2) I need flooring and paint to bring it to market rents.  

Now there are different people coming and going all the time, nobody says "Hi", loud music late at night, pot smoke smells drifting into our yard, random people sitting in their car in front of our house running their engines for hours while they talk on the phone, permanent dumpster on a residential street etc.

The only way you'll win is if the 2nd buyer will withdraw their offer voluntarily and the seller's attorney will explain that the buyer was not a serious buyer. 

Yet, they think nothing of standing around the water cooler or coffee pot to gossip or handle personal business while at their day jobs.The big picture - how many multi-millionaires do you know that self-manage their own real estate?

I know it doesn't really make sense bc it's all the same pot.

Some pots and pans but all cheap trash.

Don't forget about consumables like paper towels, napkins and TP.Some things like sheets and pots and pans have to be replaced at certain intervals or when damaged.I charge a little more for the cleaning fee to offset some of these items.
