Ideally the owner would handle everything and would have no need for a property management company with only this single duplex in their portfolio.

@Zach Denny  Similar to what Minna posted above, I have done with a local portfolio lender bank where they set their own lending rules. 

Multiply that by 10 total rental buildings, and you can see the premium jump significantly for your overall portfolio ($3k in this scenario). 

Personally for what people charge for these programs I would say you are 1000x  better off taking some courses at a local college, getting a degree and working in real estate to get paid for experience and then do real estate on the side for your own portfolio as well.

Have you thought about this approach or considered a phased plan to build up your portfolio?

I used to be a landlord and flipper in New Zealand until a couple of years ago when I liquidated my portfolio and moved out here to Pittsburgh.

If you're scaling your rental portfolio, you have to scale your operations as well.Having said that, I have friends who only have single family MTR homes and do extremely well at scale.
