One thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 41.

I'm not looking for partners, but rather people to collaborate with as I'm working to scale my business.  

Now let's say one or both people making the purchase owned a condo previously where they roll over the proceeds/equity into the new purchase and put 40% down.

I have had 3 people email me this weekend who are over leveraged and also cash strapped in that they have repairs of $5k or more, o cash to repair and without repairing cannot release unit.

And there are people that do that out there.  

I am not going to deep dive here.I usually lose these sorts of deals to people willing to underwrite more aggressively. 

Recently, a lot of the market factors that kept people away, are the same that are drawing attention.

I’ve been in this space for a long time, coaching and investing, and I love helping people get started.

Cities and communities are also cracking down on people using homes for this.

Check your insurance, I’ve seen a lot of people specialize in renting to group homes or care facilities so there must be a commercial policy for this.
