Luxury SFR segment is red hot, homes that were sitting for a year or more are all going pending and the ones closing are getting asking price.I also see the movement from equities.

i cant even begin to respond to that.You have the property pending, good for you, if the guy is a great credit risk and has at least 20% down i bet it will appraise. how about this we have an independent appraiser chosen at random appraise it, if the appraisal comes in lower than 30k you apologize publicly for your misleading website and pay for the appraisal, if it comes in over 30k I will apologize publicly and pay for it.  

Are there any pending evictions?

I am in the middle of a pending contract on a house that I'm afraid I am paying to much for.

One; because in it's current form, it's only been available for the last 30 or so years.Two; it has been a Trademarked and Patent Pending Process of Documentation.Three; until now, it's only been available to a select network of agents and investors.Four; attorneys, other than billable hours, couldn't figure out how to profit from it.Fifth; agents couldn't figure out how to get paid commissions from it.

Anyways, one could acquire and rehab a 2/1 SFR on a .17 acre lot for $20-60k with an ARV of $50-80k and rent out said property for $550 upwards to $750 pending location and rehab efforts.

In fact, I no longer own the first rental I bought, and had backed out of a pending second deal in the nick of time, thanks to a last-minute consultation with an investor who went on to mentor me, saving me from myself and making my early "retirement" possible.
