Short-term rentals 3 miles away are going for $200-$250 / night and are always fully booked year-round.The area is near state parks and other recreational areas that bring visitors year-round, and the Pittsburgh area is growing.

You basically add it to the cost of buying your property and then slowly depreciate.Some parts of your rehab, such as appliances, carpets or driveway/parking can be written off immediately instead of being slowly depreciated.

I have tried to remove National Parks from mine and a call did not do anything.  

Downside is bad tenants, depreciating trailer if you don’t own the land, and restrictions if the park if the owned by someone else.

People have cars, they work from home, they don't want to look for parking, and they want to feel safe.

First step is to check with the city or county to find out what the zoning is and the allowable uses are and what is required for development in terms of lot coverage, setbacks, height restrictions, utilities, access easement, parking,  etc.
