Many of these BTR groups are pitching higher rents to get the deals to cash flow on paper.

Although the idea sounds great on paper, I can not get over the fact that the property is cash flowing so well even though market and rent appreciation has dramatically slowed. 

You say "in mortgage states homeowner owns the home", I would say ON PAPER so called "homeowner" who has a mortgage owns the home.

I recommend you and your partner sit down and put pencil to paper. 

Just because it looks good on paper does not mean its good.  

Property is affordable and looks good on paper, but your actual experience may be very different due to costly turnovers, bad renters, vacancies, etc.

I wouldn't throw just things at her, lay the pros and cons out on paper. 

Most of them are selling the property, not the paper.

:)now, here's something... when we bought our house 13 yrs ago i knew nothing about remodeling. so when taking the wall paper off on one wall, 4 layers of wallpaper came off and some of the plaster. had no idea how to patch it, so we bought a bhear texture paint in a can that you apply with a special roller. and then we painted on top, so the bumps are smooth.so now, we have one accent wall in the house that's texture and everyone that walks in thinks it looks like art because we added some shapes that do not have the texture. even plasterers have commented on stealing that technique.. :)
