In addition, they will need space in the common areas for their stuff as well (think refrigerator & pantry for food, etc.)No background check will show how clean they are, how they respect your space, whether they are a loud person, or a night owl, who they invite over to stay with them and such.

This should eliminate the homeowner (1) selling a property while remaining liable for the note (subject to), (2) tying up his property with a “buyer” who has no intent to close unless he finds someone to pay a higher price (wholesaler), (3) paying above market rental for an option to buy that can never be exercised (4) purchasing a property from a fix n flipper who did shoddy rehab, (5) purchasing a property with nebulous legal title, (6) contracting for home improvement with a fly by night contractor who then puts a mechanics lien on the property and (7) “listing” with a wholesaler disguised as a Realtor who doesn’t put the home on MLS.

For example, if the police came out and cited them for excessive noise at night, I would issue a lease violation warning and cite the lease term about not disturbing neighbors.

Hey everyone - Wanted to confirm something before filing the taxes for my STR, which is located in Virginia.Am I able to deduct all insurance, taxes, and mortgage interest for the year if my STR was available for rent the entire year but only had renters in it for 150 nights?
