.), that's normal.I have properties in various parts of NYC and depending on the area and the firm I use I end up with one of three scenarios:-1 month fee, landlord pays: up and coming areas of town (eg; Bushwick, Bed-Stuy a few years ago)-1 month fee, tenant pays: lower end/mass market brokerage firms, use this option for "run of the mill" properties-15% fee, tenant pays: higher end/"name brand" brokerage firms, regardless of specific area. 

How do you guys find properties to flip in Mass?

I'd be happy to discuss with you about my fund anytime, though I will say that we typically don't invest in one-off deals, but rather whole operating companies that have reached critical mass.  

Now the big cities have their own momentum going but CA investors still can create new demand wherever they invest in mass.

Some folks will pass right over a posting that doesn't have any pictures.Also, many REIA groups are setup on meetup.com and you can often times send a mass email to these groups with your property info.

I copy and paste pre-written responses (with tons of information to minimize questions) and reply en masse when I can, but with that number of people, it can get a little cumbersome to make sure everyone has their questions answered or personal requests addressed.
