I was thinking of throwing in some extra wow factor items such as:-paint new HD unfinished cabinets white -modern kitchen hardware-modern chandelier-new laminate throughout-small island-new marble look countertops-vessel sinkAny tricks from landlords that seem to get a great response from using certain materials, products to sell your units better?

Something like this could arguably fall under the fraud (due to negligence) category, providing the IRS with an unlimited statue of limitations.

I guess it's back to the big banks stuck in the dark ages, but at least there's numerous branches with marbled columns in the lobbies... unless anyone knows something up-to-date and different? 

Single Story with basic finishing, no marble floors or anything like that.  

A feaux marble tile might be a cheap option and go right over the top of the rock.

I am guessing each state, and potentially each county is different, so I would absolutely recommend becoming familiar with those particular statues.

This unit is updated with granite countertops and marble flooring, with nice bathrooms.

They do a decent job of working out if you don't wan to compared to other servicers, though no one will do as good a job as you.While I can't site a specific law that covers calling them as potential not buyers, its what I was told, and if anyone knows any specific law or statues under banking laws that prevent you from calling the mortgage holder before you buy their mortgage, please do enlighten us.
