Private equity firms seem to favor larger operations with scalable systems, while smaller mom-and-pop firms are often acquired by local players or regional operators looking to expand their footprint.If you’re looking for actionable intel, reaching out to brokers specializing in the sale of PM firms could provide useful leads.

Similarly, if you are you a medical professional with strong connections at the local hospital, then target properties (and their owners) that would attract medical travelers.

There isn't much I can add here except for the local expertise of the Boise area and our sister company property management team get these inquires often from tenants - so we have seen many ways how not to inquire about it and a few good ways haha.

As a General Contractor myself here in east central Texas, I can tell you that connecting with local GCs via Facebook groups can be incredibly helpful.

All you need are local vendors you know...with texting and internet, and good tenants.  

Otherwise, the tenant will make excuse after excuse to buy more time as they fall further and further behind.To find an attorney, suggest you visit your local court and lookup the landlord-tenant docket to ID attorneys with the most cases.

To find the best community bank, I would post in a local facebook group and ask which are the best local lenders to work with and ask for a specific contact.  

I'm attending local meetups too when my work schedule permits, but I want to do even more.
