With our local STR's I get maybe 1-2 calls per month from guests needing something outside of my normal cleaning/maintenance process; and it's usually simple requests for things like an extra blanket or the cleaning lady forgot to restock toilet paper.

If this is interest accrued IE no payments .. then when is the balloon payment.. and what are you options if the home has not sold by the time the due date arises. also one lady in Atlanta who had well publicized issue with this company.. said that she had to front the rehab costs and then wait for reimbursement.. and that became a challenge since rehab contractors usually need money up front.. and wont wait for the draws.. 

But with our last house the elderly lady next door called about every week to complain about something, from the contractors smoking outside to tree limbs she thought we should clean up.

@Anthony Finger Renting a new house should be legally allowed, unless it is a condo or coop that has some sort of renting restrictions.

I had a lady slit her wrist once.. same deal, it needed pressure to stop the bleeding.

Often times my lady and I get frustrated living hear but it has allowed us to build the capital to start investing in real estate.

My landlord lives in China and has some lady (I'm assuming she would be considered the property manager) here do all of his business for him. 

Since we are buying AFTER the school season has started we know vacancy will be a challenge until next school year and are hoping to get some leasing for spring semester, but have entertained the idea of AirBnB, but the following questions have stopped me from pursuing it:The purchasing/transportation/assembly of furnitureThings will likely get ruined (sheets, dishes, furniture) will my cleaning lady/house mom really be willing to go out and buy these things and replace them?
