That's not the end of the world if you can afford the higher payments, but it's also a tough pill to swallow - it's a big difference between deciding to refi on your terms, and being told you have 30-60 days to refi or you'll lose the property to foreclosure.Also, you and/or the seller may not realize, s/he probably won't be able to buy another property as long as this mortgage (and its payments) are still on her/his credit report.

Not terrible, but 12-18% ROI for all that management might be a tough pill to swallow.  

But as a home builder let me warn you it's a big pill to swallow.Good luck!

Unfortunately, there is no specific list of activities or magic pill that is guaranteed to make you money as a RE investor.

If you start out using them, then it won't be a bitter pill. 

I’m looking for an exterior color that will  have a great purple pill as well as draw attention as a quality rental.
