I only qualify for about $500,000 with my W-2 income.Without getting a private investor, is there anyway I can prove previous rental income in order to use the potential rental income to qualify for the loan.

If I need a reality check, I'm open to that, and value experienced investors' insights to manage expectations.It's possible......

There is a ton of opportunity off-market.Connect with an out of state investor agent that has a team that can cold-call. 

Our rehab cost estimation comes from researching the area and talking with local investors that have similar properties. 

@Daniel Vargas I work with out-of-state investors all day, everyday and present them deals all-day, everyday.
