I am looking to hit certain cash flow milestones and allowing the business to become self-sustaining without my current career injecting financing into the business.

The same company HotSpot Energy has heat recovery units that can heat domestic hot water.One trick I learned when I did it though was to return the heated water from the heat recovery unit through a tube that extended down about 6 inches or so into the tank through another port in the top of the hot water heater instead of injecting it into the normal hot water heater outlet pipe.  

Luckily, the homeowner contacted us directly through our marketing efforts, and we were able to directly inject capital into this 4 bedroom, 3 bathroom colonial, which looked like it did when it was built in 1985!

The money is being raised to inject into a partnership property/business for the purpose of refi and construction.

We would typically lender anywhere from 75% to 90% of those two numbers together and consider the cash you paid to the sheriff toward the required equity injection.

Two other lenders gave me options with the final lender willing but with a larger cash injection than I was comfortable with.  

Injecting money every month into a rental makes zero sense.

A big question that I would want to know is how much, if anything, are you injecting into the deal?

@Jeremy SchaefferJeremy,What you are trying to build, when you are trying to build it, your ability to cover the equity injection, and your track record will all dictate the availability and terms of the loan you can generate.

You'll want to also add in any other cash you inject - rehab costs, permitting, costs to rent it, etc.
