The reality is though long term those same vulnerable tenants that need a chance have turned toxic to many and I fear the days of taking a chance are over.

As numerous others have stated it only reduces the housing supply further hurting those most vulnerable in our society.It's time our "leaders" started making the tough decisions that will lead to additional supply of housing (reducing burdensome regulations on building, as well as these unfair laws against landlords).

Anyway if I were you I'd think of this setup next time, buy a house with many rooms or possibility of dividing rooms, and rent out individual rooms. then at least you won't be met with the whole apartment trashed, and you'll get several smaller cash-flows so you're not so vulnerable when tenants move.
