Are you going to be starting your portfolio eventually?

The property was occupied (still is) with 1 tenant that I am now having the exhausting pleasure of evicting. 2yrs later, said tenant continues to try every angle to delay the court granted Marshall’s execution.The “2nd” floor was poorly renovated (bad contractors), new tenant moved in and a year later, another eviction process has started as they lost their job and refuse to move or pay.Stuck with a very large mortgage bill (that I am paying), utilities and making small repairs to keep the property up also noting the casual 311 complaints from both tenants. 

I’ve been dreaming the last few years of starting an event venue, something for weddings, gatherings, etc., preferably with a great outdoor space.

I think everyone's situation is different, and when one crafts their buy box, they need to consider their current family and finances.For me, when I started, I wanted to buy 2-4 unit distressed properties in neighborhoods I wanted to live. 

@Mike Levene cost to build per square foot is $200-$300 depending on finishes.So, you can start with that.

You start with a base line and introduce variables to determine their effect.You can see what trends have happened if you choose to, that may be of interest to you, but that isn't what currently interests me.

Their a/c starting leaking and has missing ductwork, and is blowing air in random places.

I’m thinking a small town could be a great place for me to start compared to big cities.
