Entering in all of the pro forma data for every multifamily property would take forever, so I am going to implement the 50% rule in order to weed out the good from the bad.  

More to the point, Brandon mentioned when implementing BRRRR, he can pay more than a flipper.

It has transformed my perspective as I implement many of the changes we've needed.  

In today's market we've found the most success in a multi-pronged approach implementing the tactics above.

Implement a non-refundable reservation deposit equal to the security deposit amount and due at the time the lease is signed.

I'm pretty sure Ohio implemented a law allowing auctioneers to help liquidate the high number of foreclosures Ohio (3rd highest in the nation I believe).  

(Also, I'm curious to see how your system would work against a company with hundreds of transactions every month)For someone who has a less broad knowledge base, or more limited knowledge of Excel, your system is going to be hard to implement and challenging to maintain.
