@Cheryl J McGrathI know this may sound harsh....not meant that way - but if you are not in a position to save some of your own money and raise your own credit score, you do NOT want to be in a position to be repaying hard money loans.

All that being said, some find rental agreements ending in harsh winter months the best because it tends to keep tenants from moving when the weather is less desirable.

Weekly pool cleanings/chemicals (a company does it for me), landscaping, HOA, and the fact that it's on a 15 year mortgage so the payments are around $1600/every two weeks.

Between each turn over to clean the filers and check chemical balance?

RV tanks have a lot of chemicals in them. 

We are not managing but I'm pretty sure you know who are manager is :) It hasn't been active a year yet and this winter does seem particularly harsh and time will tell how this property does.
