I used to wrestle.If wrestling is too much of a contact sport, I'd take him to a gym and see who can bench press 225 pounds the most. 

Even if it takes a few days, it's cheaper to buy them a guest pass to a local gym so they have a place to shower and shave.

My plans in the future is to invest into real estate and ultimately open up my own gym.

Problem is one of the units is a commercial unit used for a gym, the other 3 units are all residential.

We have a second building on our property which is our gym but we may soon convert to a secondary residence, thus increasing home value again along with passive income.

I signed up for a new gym and not a regular gym like lifting weights at LA Fitness.

When they came for the restaurant owners I didn’t help because I’m not a restaurant owner When they came for the gym owners I didn’t help because I’m not a gym owner when they came for the landlords I didn’t help because my tenets were still paying

I think what is happening is the larger buildings are lowering their rent because amenities they used to sell the properties (pool, gym, etc.) are no longer in service.

Also have a 500SF single bed/bath MIL suite outbuilding I've been using as a gym that could also be rented.
