and go down to the basement and ask for a stack of the rent court filings (Pinks) the best ones will be the ones hand filled out by landlords (Vs. management companies) that include phone numbers.

Some won’t do any updating at all; they will be OK with a bathroom that has pink tile if it is in perfect condition.

One thing nice about the tan....easy to spot rehabs on the market, lol.Just did a paint job for an investor client taking their tenants wonderful pink paint job back to off white, lots of good ones out there, used one that had a gray/blue hue to it which gives the illusion of color while still being "white".

So over time if I purchase this property the value right now is on the mobile home because it is new. 3 bedroom 2 bath gorgeous home that I am planning to rent out for $1200 and an older home built in 1930 2 bedroom 1 bath in good shape and well maintained for $850 a month.
