I'm not sure by how much your rates are increasing but I have friends in NOLA who have seen a 2x increase per year.

Also if any NJ agents that are familiar with using these and transitioning out of them can reach out for some advice and education that would be great seeing that I will need an investor Friendly agent over here to help guide me through everything.

Hey @Lei Wei I'm from Maui and have been in STRs since 2012 but never bought in Hawaii because they are not friendly towards STRs.

Many of my friends lost everything in that fire..

Talk to friends and neighbors and ask them who do they know that wants to be in the area.I think you can find someone to wrap your mortgage to at or just above your loan balance and maybe a point or two higher than your mortgage.

STR-friendly markets make it easier to get started and grow your business, and the lack of state income tax is a huge perk.

It was a very long drive. 18 hours in total on the open road, I would sleep in my car along the way and live off of gas station food.

And CA is extremely tenant friendly so it's not a great place for a rental. 

A good friend of mine once dealt with a similar setup in Philly.. big steps, narrow frontage, and enough snow to give tenants an excuse to skip shoveling alltogether.

Our sincerest condolences to all of those impacted, we have dozens of friends and colleagues that have directly or indirectly lost everything and several have evacuated for reprieve to our communities both north and south of the border.
