Flowers /color out front and a little bit of staging with accessories

She's already gone out to buy some flowers to plant.

A few flowers, getting rid of old, ugly, overgrown bushed and adding some fresh mulch can go a really long way to making a property look nicer - without trashing your wallet.

Don't put up artwork of ponies, kittens or flowers. 

No landlord to tell you when to move out of your house, or if you can paint the walls, or if you can have a dogs, or if you can plant new flowers.

If they ask if they can plant flowers, they won't.

If you go OOS, you have a lot of risk, earning say only a hundred a door, or your 20% gets wiped out when the market dips, or when a $1,000 repair will eat all your profit for the whole year -- meaning you are working for free for your property and only gain the equity/principal payments, or you have to fly there to take control over it, or signing a contract that has flowers that bloom gold that never really happens.

If I didn't allow them the gardens, they would likely use just as much water on flower pots :)It sounds like you have an apartment building with a bit of space behind it, if that's the case then I'd consider offering plots to the tenants for a small fee- enough to cover the water- similar to a community garden...

I purchased like new off craigslist for couch loveseat,, only staged main living areas,, no bedrooms .Left the main living areas and kitchen, and bath staged for showings..I did add some beautiful flower pots outside and a patio table set for deck.Accessories, I kept the tags on and returned the stuff after the house was sold so basically within 2 weeks, and dragged a few things from my own home like lamps, to use.
