You can be compassionate but not be a charity at the same time.Best advice is to show empathy to their situation but be up front and make arrangements/agreements BEFORE it comes to that situation....don't wait until it comes up....deal with it now.

Easiest to talk to that person's local bank who will connect with USA branch lending (for example if you have hsbc premier account, they will arrange a US mortgage). 40% downpayment, and interest rates normally 1% above the current rates for US residents.

I want them to leave but I want to do it like they are actually making the decision to leave which I wasn't thinking that telling them they will need to qualify and giving them a head start up that the rent will be increasingly by November to give them adequate time to find other living arrangements if they can't handle the increase or the new qualification and lease requirements.

I also agree that regardless of the status of your relationship with the current PM company; having a bad PM is better than no PM so sticking it out until you make other arrangements and paying them during the transition is certainly the smart thing to do.

(Had to make special arrangements for them to accept a cashiers check with escrow acct info on check and got deposit slip from bank officer after verifying account with escrow company, I almost backed out of deal and it would have affected two other contingencies).I have other questions in regarding the escrow process which I found unprofessional .
