Partly for the strong casflow that we enjoy after 30+ years investing along with other reasons.I would probably not buy additional property all cash, but improvements and betterments will be paid in cash or at least quickly.Leverage is a great tool when used properly.

For the properties where I do use my property manager, I have to admit that I enjoy that those properties are very passive and I couldn’t even tell you what my tenant looks like if I passed them on the street I just collect a check every month which is very nice.

Often even without self-sustainability test, these FHA buyers were finding themselves in nicer properties with their portion of the payment being less than rent and they OWNED the property (so they got to enjoy tax benefits, appreciation etc.).
