I called a real estate attorney today based on a Google search, and I got an earful about how Subject To was not possible, the bank would call the loan due, I need to have 'very deep pockets', etc etc etc.I know it's possible and there are people doing these types of deals.

However, given the recent rise in interest rates, if you're locked in at a 3% rate and the market is now at 7.5%, there's a possibility that the bank might call your loan if you've violated the loan covenants.

You'd need to look at how much this loan would cost you, how long it would take to recoup those costs...if you lock yourself in with a 5 year PPP and rates drop in 2 years, you're going to end up having to pay a hefty fee if rates drop and you decide to refinance.

People gets locked inside factories in China to prevent thefts like they did here in the US in the 1910s.Please keep in mind IF we all support oligopolies, the download/streaming business can end up like the internet server provider/cable business, where you and I have no real choice anymore.

I'm a foreign national so my cash outs are capped at 60-65% LTV so even though I got great deals I still reached a point where my capital is now locked into these rentals.
