I sign one year leases and have them sign the eRentPayment authorization form at time of lease-signing.That authorizes eRentPayment to take the full rent amount from thier account and send it to mine (3 ish day delay) for the duration of the lease.

This is overhead to manage and you should be seeking partners that wish to be in the deal for the duration instead of looking for you to provide them with liquidity.  

the purchase process is the simplest part of this journey, it's the duration and exit that will make you money (or loss).
