30yr fixed investment properties LLC

I had a conversation the other day with a HML that now has a 30 yr fixed product for investment properties. The properties have to be held in an LLC and they do one property at a time. Not a blanket loan. 80% LTC Hold time<2yrs 80% LTV Hold time>2yrs 7% rate. Personal guarantee required.

My question.  Has anyone else seen this product? Has anyone used it?  Who else is offering this product?
