Idk what to focus on to hit my goals and ultimately I would like to get to $10k/month for financial independence and then $20k/month for financial freedom but I really can’t wrap my head around how people hit these numbers and especially without having a TON of disposal income.

The cost of disposal will skyrocket in the future, so extending the life of existing disposal methods is lower cost in the long run.

And the smells there are often....interesting.If they're truly FOB, they may need a course on "this is how you use everything," from vent hoods to toilets to garbage disposals (if you have them) to dishwashers to....everything.Another problem is that H-2B holders often see themselves as basically camping out if they're here as singles, so why should they pay $XXX for a whole apartment?

The way that I'll explain the concept, from a high level, would be that the dwelling unit would need to be disposed proximate to the sale of the land that is subjacent to the dwelling unit if the gain on the sale of the land is to be excluded under Sec 121.

When all goes well things are good. 10 years ago, Investors enjoyed working with good wholesalers who would actively scout the properties desired and do all of the leg work.Over time, the ability to get involved with little or no skin in the game, the ability to make a lump sum of money quickly, and a plethora of bad information made available by people who were only after the disposable income of those who really did not have enough money to get involved in higher level RE took a good tool and exploited it.Wholesalers exploiting undereducated layman (someone who does this exclusively for a living is operating as an Agent with no licensing issues to restrain them or cause them to disclose expert status), using a lot of really distasteful tactics (like trying to wholesale deals already on the MLS, co wholesaling through a string of folks) and getting greedier and greedier as they went....That's where the stink came from.

@Ishmael Johnson the FEMA person said they were a total loss and that was part of the insurance settlement but it was up to us to dispose of them.
