@Chris Seveney Having seen recently sold property details by syndicators, the IRR Audrey mentioned doesn't seem way out of the line.

My rule of thumb is the more details you include about the property the more quality leads that you obtain.

-Detailed inventory and inspection of owners property (this is done for LTR also, but few LTRs are fully furnished and outfitted). 

Charge more to traveling health professionals.
