I will take that over 200.00 a month positive cash flow :)  All the while running my Capital Partner business and funding over 120 deals a year for my hand picked clients. lThat's a nice combination.

If not, how much are you all "throwing away" on rent when those funds could be applied to ownership?

I'm assuming you're referring to investors that provide all of the funds for your flips? 

Is it their credit score, their track record with loans, or the investment they’re trying to fund?

Additionally, his credit is not the best, and he has limited funds for a down payment.Any potential options or solutions that may be available?

Banks like proof the funds were in a bank well before closing. 

The idea of raising funds from new investors to get them involved in selling lease option houses to tenants does not pass the sniff test.In a nutshell, this is why lease option is so terrible.
