@Juan Covarrubias , I currently have a couple of SFH rentals in the high desert and now I'm looking to set up a good team in the IE and get my first flip (of many)done.

And water is--and will continue to be--a long-term issue in the high desert as populations grow.

Would love to hear some other perspectives that I can consider.I own multiple properties in the high desert of San Bernardino CA.

Yes, there are always the desert cities here in So Cal that can offer cash flow.

I flew down to Rancho Sante Fe  to check out the demo pool it was WAY cool and I thought this can't miss... saves water in desert clim.. saves space.. just awesome.Well it was great but it was 75k ... and the market was not interested in a 75k pool cover.Even though you could drive a car on this one.. and when it was up you could not even tell a pool was there.

Go look at the Palm Desert Chamber of Commerce building as a recent big commercial build.You'll come to find that the building departments everywhere absolutely LOVE this system because of the ease of use and incredible durability they have to offer along with a laundry list of benefits both structural and thermal that are SUPERIOR to any other type of framing system available. 

People are realizing that the place has been a reluctant desert the entire time.  

While I don't recall that particular presentation, he has put much of his work on The Outspoken Investor site or the High Desert  REIA site.His program is not technical.
