So frustrated having 6-8 offers declined in the last 3 weeks on multiple homes but it payed off. 

If you think there will be a decline in prices, then bid accordingly.

@Wesley Whitehead my criteria would be an area that has a strong economy, the population doesn't need to be booming but definitely not declining.

So long as its the same line of work and you don't have declining income from your most recent year versus the previous year by more than 20%, the lender will do a 24 month average of your income and count it in that way. 

It is far wiser to invest in purpose built rental income properties and not risk the damage or the decline in value when markets adjust.

A couple questions I brought up was how can we protect it for them loosing to insurance companies or medical (nursing home) with declining health?

I am not a property manager so I declined that aspect but assisted him to get to that point.

If not, then come renewal time, it is a simple decline based on your rental policies.Offering him money to move may work, but he may not take it if his options are limited.  

I would say if dems take house and senate and negate the trump tax cuts that will have a very large negative impact on small businesses who are a big driver In the economy.No matter what, 2020ish timeframe expect a decline in home values and economy
