Well, history shows what happened both in terms of marginal tenants ultimately getting hurt (as did many landlords) and the Supreme Court ruling the Eviction Moratorium as unconstitutional.I see the whole idea of rent control, which is just another form of government invasion for political hopes, being bad for everyone.

There are several components to keep in mind, none are too complicated.Provide a Purchase Option and a Lease Agreement as separate documents, if they dont pay rent, you can just show the lease agreement to the courts (without showing the Purchase Option and complicating the eviction).

Holdover tenancy is addressed by a significant rate increase for every day (I use 150% of market rent as that seems to be a reasonable enough number that a court would allow + costs associated with their refusal to leave) and I have wording that if I can't turn over the unit for any reason outside my control, I'm not liable.

Coincidentally, my co worker was conversing with me about real estate and mentioned he was also in Lifestyles but got kicked out because of a vendor issue that ended up in court.
