As a newbie investor my focus would be on buy and hold properties, so if this becomes a sellers market with the threat of lower mortgage rates and a disinterest in buying homes due to the uncertainty, then that may put my investment strategy in a better position.

We get threats to be sued too often that I do not want to be bothered worrying about any of them.

Now the tenant that just got robbed messaged me and said she feels unsafe, someone is making threats and she wants to break her lease and she would like her deposit to be returned.

See the recent threat about the person with a vacation rental in Panama and the disaster it is to him. 

I've rented to many and they almost always end up trying to scare me with legal threats when I refuse to let them out of their lease or charge them late fees.

Money is the only measure of success, so you'd better make a lot of it, and it doesn't matter who you hurt to get it.We may live in different worlds, but I, too, have experienced dead bodies, overdoses, drug use, break ins, threats and scammers.

I don't invest in OKC itself  but I do invest just south and southwest of there and can tell you that hail and wind damage are indeed a real threat at all times of year.
