I ask to take a walk through and document the current condition as my agreement states they can not damage the property during this process. and of course don't give them anything until you have walked through verified they are out and have voluntarily handed over keys.

If loan balance is $300k and it's worth $400k and an equity partner puts $40k to bring it current then they have about 40% of equity in the property - now they would not take straight $40k as probably more costs involved.

if it’s illegal today, I don’t want inspector to show up and have more problemsI read about houses build before 1957 so if in current condition I would go to the city to get permitted, would 7ft ceiling still be a problem?
