I even do a pre-move-out inspection just to get an idea of what work will be needed, and to review the move-out requirements such as needing receipt for Professional carpet cleaning, all trash removed from the PROPERTY (not left at curb) and I ensure they are aware of the Holdover rate and that there will be a charge for my time if I show up at the move-out and they are not ready.It is a good idea to review all leases for their end date, and schedule an inspection of the property about 60 days ahead of that so you can determine IF you want to renew them, and at what rate.

Although I've often gotten HUGE discounts on a house because an owner was either convinced that a roof was a much bigger deal than it actually is, and/or they didn't have the funds to tackle the job.Bad housing and roof pretty much means that potential buyers won't get out of their cars because the curb appeal is so bad!

surely they wont make the land owners put in a full 24' two lane road complete with curbs and storm drains just so someone can make a driveway to where they want to build?

The rental units (small houses) need some rehab, but not a whole lot - Mostly Cosmetic and some curb appeal.

Then I need to install a new HVAC unit, clean up, and create some curb appeal.

The curb valve in street needs to be operational though in case of emergency.
