Me thinks you met a Landlord who coveted pieces of paper, thinking it would CYA him with the tenants and IRS if needed.Most major banks can provide you a copy of deposited check back for several years, if needed.

Cost for the loan is below:Loan Amount: $675,000Total Closing Costs:  -6,193Estimated total payoff:  -587,680Cash to borrow at closing:  81,217We have performed the BRRR strategy on one of our other multi-family units in the past, but we IMPROVED our rate from 5.0% to 4.125%.As alternatives to a refinance, there are some opportunities for a second mortgage and HELOC, but they carry a higher rate (thought shorter term) and a higher payment due to a shorter loan term (5 - 10 years).We would be using the cash for either a future property purchase down payment, or for building garages and an accessory dwelling unit on the property in question.

In my experience with a accessory dwelling unit (ADU) the appraiser only gave me a $15000 "contributory value."

I have a property with an accessory apartment (I live in the main house) and 2 investment homes that I want to rent out... the properties are in my personal name but I want to make the rental agreement with three seperate LLC's that are subsidiaries of a NYS S-corp that is taxed as personal so everything would flow to a schedule E, so im not doing this for liability purposes but to streamline banking and record keeping processes on each property.

Hi Dan,The ADU (Accessory Dwelling Unit) is a great option but unfortunately your 4,000 SF site will not meet the minimum requirements per the City of Anaheim's ADU standards.
