Hello, I am approaching closing date on our first rental property and one of our renovations we are going to do is concrete counter tops.

We have beautiful laminate floors, new carpets, fresh paint, newly painted cabinets, french patio doors, granite counter tops, spacious closets with organizers, light fixtures throughout including for dressing area, fans, fireplace, new vanity, pedestal sink.

Specifically:A fresh coat of paint makes everything cleaner and nicerFresh, Clean kitchen appliances have a "wow" factorStone countertops have a wow factor Stylish bathrooms popSo, as I have opportunity I like add value in these ways. 

We have since updated the house by redoing the kitchen (quarts counter tops, tile floor, tile backsplash, and upgraded to stainless steel appliances.

I'm not looking to do granite countertops, just a standard rehab for a place that's appropriate for a lower income neighborhood, so a luxury rehab is inappropriate.Thanks!

But instead can profit from granite countertops and other "wow" items.A few years ago when Ogden was cheap, the rent to value ratio was very good because Section 8 housing drove higher rents.  

I usually never say never but....I will never put a seam in a laminate counter top next to the sink.
