Worth looking for small multifamily or single family homes with an ADU - or easy potential to convert

I asked because there are some things to consider if you plan to use the replacement property yourself during the off-season -> this thread list out some of things to consider if you do a 1031 and convert to primary/personal use

I am thinking of converting it to a regular apartment so rents can be raised easier and increase the sale price in 2-3 years. 

The ADA compliant ramp can only have a rise of 1 inch for each 12 inches of run. 

If a lien already exists, but hasn't aged, to where it can be converted, then it's worthless?

You’re better off finding a property with an existing ADU than building/converting one.

Hi, I have a property in Los Angeles that I want to convert to affordable housing or partner with an organization to house low income/homeless.

Overbuilt MFH, the vast majority of STRs being converted to LTRs in the past year due to law changes, and rent amounts are currently outpaced with what properties are selling for. 

Didn't move any exterior walls and added more value through converting from a 2 bed/2 bath to a 3 bed/2 bath. 

Oh and no garage (converted to ADU with bathroom and kitchen) and a carport instead.
