There's no shortage of courses or folks offering paid coaching, but I'd rather develop a mutually beneficial relationship. 

Honestly man most of those companies, they make more money then they do on there real estate portfolios, and they use on online platform and you have a "coach" who has very basic knowledge.

If it is the former then I would say to hire a coach who can assist you with education.

I see there are many programs out there that cost anywhere from 5k to 50k to get training and mentoring. such as Coach Gregory or Investor Entourage?

Unless that garage is grandfathered in as an existing coach house or you have 2 separate PIN numbers on the property there is little to no way you will get zoning to add an apartment above the garage.
