3 - I have setup price labs on the listing, and the prices seem to be all over the place, with some weekdays  being $199, and some weekends the same week being upwards of $400, does anyone have experience with price labs?

@William Timmons price labs is a great ap.

He was great at physics and chemistry, so that's the route he took.

All I do now is trouble-shoot in a lab. 

I worked in the coastal geology lab at SOEST one summer processing data for the erosion maps (the reason for the setbacks).

Also, another thing I would recommend is making a price labs market dashboard at your property so you can compare all of your competition your property has to figure out if you are just getting beat out on that level. 

If I look at AIrdna, Price labs, etc...the data comes in a lot lower which is where I think I'm getting doubts.

Brian, I sent the samples in to an independent lab myself because the inspector wasn't going to test for it.

Please let me clarify that we got it lab tested and the composition of the ceiling material is 1-5% asbestos.
