They are producing houses for between $5000 and $10000 ... yes, the houses are smaller than what those to which we are accustomed in North America, but the cost per m^2 is a fraction of manually buillt equivalents.As these technologies mature, the defect rate in the final product should be far lower than in the manual building of today (this as been the case in every other industry where CAM technologies have been introduced) and the magnitude of difference in costs may compel builders to adopt or be displaced.

All . its funny how i was looking so bad to invest out of state , but when you look at it there is always deals even in states in CA that makes it worth while going for them .like a lot of people mentioned here its hard to deal with long distance investing when you have no control of your property and its in the hands of a third party .in my case in came up partnering with another investor and we are doing our first deal here in Sacramento , where we can go back and forth with seller and all the other parties involved , i think its better to stay local at least for the first few deals , to gain more experience and know the market .thank you all for helpfull comments good luck to you all .

Higher cash flow markets generally its not very easy to sell without a major marketing machine helping you IE turn key... were as here in PDX or Bay Area , Seattle Socal , And Denver.. you simply put it on MLS its sold in a matter of hours.. this is not the case in many other markets, exit can be tricky to very very difficult... the higher the 2 % rule or 3% rule the tougher it is to sell them as investors that want that risk reward asset want to pay what you did.. not 1% rule .

there was a very famous case in San Francisco 20 plus years ago.. where 2 of those dogs attacked a young women in the elevator while the owner was trying to restrain them.. and the dogs killed the young women.. and I believe the owners were also attorneys of some repute .
